There is no such thing as a free lunch but this appraisal is well and truly free. It is designed to hook you up to my service to convince you this is the smartest way to go about selling your property. I base my appraisal on your original purchase price. This information is public, you tell me your address and 2 minutes later I will tell you when you bought and how much you paid. We account for every improvement you would have done over the years, whether it’d be a retaining wall, new concrete driveway, a pool at the back of the house or the gym you set up in your double garage you never go to. Then we go through the recent sale in your suburb, on your street, how much your neighbours paid for their houses. The last thing we take into account is the sentiment in the market. We all know how the current real estate market is performing. Is it flying like it was in 2021? or is it flat like in 2025/2026.
We put a little surcharge on every service we provide apart from TradeMe and OneRoof Advertisments which are so expensive that we can’t charge any more than that. The final invoice is very much our remuneration for the job done unless there is something unexpected we’d need to cover from this amount. Remember, we are here to help, not to make money.
We start with the appraisal. We devise sale strategy. If the house is suitable for auction we will organize auction. We are 1 step away when negotiating during auction. We evaluate post auction offers and recalibrate further actions if we need to take after the auction. If we decide to go through an asking price or negotiation, we will be there for you in the hour of need. We train you how to spot the buyer at Open Homes and how to talk to them. We will run you through all relevant or dumb questions you will encounter during Open Homes. We are 1 phone call away when negotiating the deal. Last but not least, we prepare your home for sale so it’s squeaky clean and ready for sale.
